Zoning Board Minutes
The Zoning Board of Appeals of the Town of Royalton, New York, held a Public Hearing by Zoom Teleconference Monday, April 27, 2020 at 7:30 PM. Roll Call by Jennifer Donner, Zoning Board Clerk: Chairman Phil Gow-present, Carson Kelley-present, Michael Stefanie-present, Joanne Genet-Haseley-present, Lisa Budde-present, Gregory Lindke-present, Mike Hartman, code enforcement-present. Chairman Phil Gow: That constitutes a quorum for the meeting this evening. I would like to open up the Public Hearing for those in attendance and for those who may be viewing on the web somewhere the application in front of the Zoning Board of Appeals tonight for April 27, 2020 on an application by Molly Saia for an area variance to permit construction of an addition and garage on property located at 4826 Cottage Road, Lockport, NY 14094 which does exist in the town of Royalton with construction to be located within 5 feet of the north property line, not the 10 feet required by the code. We will be hearing that application now. What I do have is a copy of the application that I will put up on the board. Everyone can see that, I hope. All:Yes. Scroll down we can do that. Molly are you prepared to comment on your project this evening? Molly: Sure. Myself and also Jason Rivera is here with me. Phil: On the application do you want to tell us a little bit about your project Molly? Molly: Sure. We are looking to tear down our current garage and rebuild it back just a little further and attach it to the house with a mudroom and add a little bit of an addition onto the house. Phil: Okay. I believe I have some supporting documentation here. I believe this shows a rough draft of the proposed project. Correct. Again you should be able to follow. I don’t know if you can follow my cursor here or not. We are basically talking about this area right here. Can everybody see that? All: Yes. So the existing structure is 5 feet from the north line. Correct. It should be 10 feet back. Mike Hartman: Their current garage is 5 feet from the property line. They’re tearing that down. They’re going to use the same footprint, only extend it back further, make it deeper. Just so that you are aware. It’s already there. All they are doing is pushing it back. Okay? Phil: All right. Thanks Mike. So at this point is there anything else you would like to add Molly? Molly: I don’t think so. Are there any questions? Phil: That’s what I was going to open it up to. Questions from the board members? Lisa: Yes. I have a question. Molly: Okay. Lisa: Is there any concerns from the next door neighbor to the north? Molly: No, not at all. I went and I spoke…sorry.
